Property History
Welcome to Walton’s Forge and the Rose Valley Historic District! Rose Valley was designated an historic district by the U.S. Department of Interior in July of 2010.

The creation of the Rose Valley Historic District is a national honor in recognition of Rose Valley’s unique historic legacy. The US Department of Interior has recognized Rose Valley as one of the premier arts-and-crafts communities in the United States.

In 1901, William Lightfoot Price (famous turn of the century Architect) bought eighty acres in the name of the Rose Valley Association from the bankrupt estate of Antrim Osborne. With the financial backing of a group of wealthy, liberal Philadelphians interested in social reform, Price set about creating the Arts and Crafts movement's vision of "the art that is life."

One of the initial founding families were the Walton’s. Will & Herbert Walton were relatives of the Price family (their grandmother was Will Price’s Mother’s Sister). Will Walton was an Architect & partnered with Walter Price (Will’s Brother and another gifted Architect). Herbert Walton was an artist, sculptor, stonemason, iron craftsman and builder. For 30+ years, Herbert “POP” Walton was an integral member of the community, actively involved in Hedgerow Theatre Company (as an Actor & set builder) and was the creator of all the iron street signs that still exist today!

When the Walton Brothers arrived in Rose Valley, Will Price offered the “Water Tower” to Herbert Walton, and his first house was constructed around that tower. In the 1920’s, when Will Price’s widow, Emma, needed a new home, she moved into the Tower House and offered Herbert Walton land along Vernon Run. It was here where he constructed his cottage & forge around 1924.

They say, if you see a storybook cottage in Rose Valley, it was likely designed by Will Walton and constructed by Herbert Walton!

Herbert Walton was the primary Contractor for the majority of early buildings that were constructed in Rose Valley between 1910 and 1930. His first major job was the construction of the 5 Arts & Crafts “spec houses” that Will Price designed in 1910 that now grace Porter Lane. Many other houses & even the Rose Valley Pool were built by his gifted hand.

The Walton family owned the property for over 50 years, and it has since had only 3 other Owners since 1979.

 
Property Description
First, let’s talk about the house, known as Hilltop Cottage.

The current Owner is an avid gardener, and has filled the grounds with specimen trees, shrubs & perennials that provide a full four seasons of interest.

Set high on the banks above Vernon Run, the stone & stucco cottage is nestled into the hillside with commanding views of the woods & creek far below. The craftsmanship of Herbert Walton is evident everywhere, from the exceptional masonry work to the intricate slate roof, dormers & a most delightful & diminutive front door tucked into a corner of the building. Local sands from Ridley Creek were used in the stucco, and the house seems to just blend into the nature that surrounds it.

A full three stories at the rear elevation faces South, the entire back of the home has an abundance of windows. A large fish pond is directly outside of the basement entry.

The house is deceptively larger than it appears from the driveway. With over 3,000 Sq. Ft. of living space upstairs PLUS two delightful rooms in the basement (more on that later), the house has ample space to get away from it all.

From the front door, there is a small foyer to greet your guests. A total of 6 rooms occupy the first floor. Up front, facing the drive, there is a large den with Westerly & Northerly windows that is the perfect place to cozy up to a good book. A bedroom is tucked into the other front corner of the first floor while a full bathroom & closet is tucked just behind the kitchen.

The kitchen has direct access to the side yard & covered porch and cabinets line all 4 walls. The wall between the kitchen & dining room was opened to provide a perfect buffet counter for serving your guests. The first of three fireplaces are in the dining room, and it’s just adorable. Likely one of the smallest fireplaces I have seen, it is surrounded with original Mercer tile. An entire bank of windows line the South wall and the original joists are exposed in the ceiling. There is a French door to the 4-season sunroom with two complete walls of windows overlooking Vernon Run.

Another set of French doors leads you into the large living room that is anchored by a massive stone fireplace and more exposed ceiling beams. With a Western facing bank of windows, and two more glass doors to the sunroom, the lay-out really works beautifully for entertaining throughout the first floor.

Tucked up under all the varying roof eaves are 4 large bedrooms that are each unique!

One bedroom (over the dining room) has two full walls of windows overlooking Vernon Run.

Directly next to this is another delightful bedroom. By descending a few stairs, the vaulted ceiling allows for an oversized, arched window overlooking the same creek & woods. While this bedroom doesn’t have an en-suite bathroom, this has the best views and is where I would lay my head to rest every single evening!

The third guest bedroom resides over the living room and allows for ample storage in the knee walls. There is a hall bath to service these three bedrooms.

The master bedroom is located in the front wing of the 2nd floor, and has a beautiful en-suite bath with artisan tiles.

Now, I don’t normally go crazy over basement spaces, but the most beautiful surprise awaits those that make it downstairs! Under the dining room, Herbert Walton designed an amazing garden room that has an entire floor of Mercer tiles, the third wood-burning fireplace and a beamed ceiling. There is a full, walk-out exit to the rear grounds & fish pond mentioned earlier.

The original 1-car garage was tucked into one corner of the basement, however that space was converted to a home office by a previous owner.

Now, let’s take a moment to talk about The Forge!

Yes, it is an entirely separate structure, and is now a truly creative & artistic 1-bedroom cottage!

Originally constructed to provide a distinct space for Herbert Walton to craft his ironworks, the massive fireplace was his forge. A 2-story window fills the entire Northern wall. There is a full bathroom now tucked behind the fireplace.

Walton created a large loft area above the forge and enclosed the space with a hand-crafted, leaded window wall and embedded it with stained glass of his own creation.

Down a custom staircase, the lower level of the cottage now houses the dining room, kitchen and laundry area. The Forge has its own private rear patio area and the remains of a former vegetable garden.

A foundation for a detached 1-car garage was completed recently, however the current Owner loved the open space so much, they elected to simply create a framed roof structure and use it for outdoor dining & entertainment!
