Property History
The property is located in the rural community of Brookfield and over the years has found a new life as an equestrian property with the addition of a steel structure beyond  the house which houses 17 horse stalls and an indoor riding arena a along with offices and function rooms. The attached antique barn has had many repairs and updates to getting it "wedding ready" for a family event. Barn weddings are a big venue in the area. The in law apartment in the house is great for visiting guests or rentals either permanent or Airbnb style.

Property Description
Brookfield Corner Farm is a hidden gem in rural Brookfield on the outskirts of Wolfeboro, the “Oldest Summer Resort in America”. Country roads wind and twist and are dotted with the remaining small farms. Lake Wentworth is just down the road, for a quick swim on a hot summer day.

The house, an 1800’s farmhouse, was extensively renovated and reconfigured, but the 1800s ambiance remains. Original beams throughout the whole house attest to its' history. The kitchen was redone with attractive custom cabinetry with roll-out trays, lots of storage space, name-brand appliances and a vaulted ceiling. At the end of a hard but rewarding day, relax in the master suite, away from everything, and enjoy your private sitting area, outside deck, large bath, and walk-in closet. The upstairs bedroom ceilings were vaulted, all systems updated, central vac and a whole house generator were added. There is also a large finished area in the lower level for use as a family or game room. You can access the 2/BR (income-producing) apartment from the loft area. Off the kitchen, there is direct access from the garage.

In 2014 a family wedding was held in the attached four-story antique barn, so it was given a major facelift. The electrical system was replaced and lighting and chandeliers were added. The flooring was repaired and replaced and railings and windows were added. The barn is now truly wedding worthy! The lower level of the barn was converted from 10 stalls to a 4 car garage with storage area and workshop.

The “horse people” in the family will love the steel barn and indoor, with an efficient and well thought out design. High ceilings allow for good ventilation and you are able to view what is happening in the arena as well as the barn at the same time. The 80 ’x 200’ indoor is bright, open and airy, the footing is stone dust, sand, and MAG flakes for dust control. It also has lighting, ceiling fans, windows, and mirrors. Fences and gates were added to create a spectator area and a place for horses waiting to go into the ring. Seventeen, 10’ x 12’ stalls are matted and have mesh sliding doors, all but two stalls have Lazy Susan feeders. The barn side walls are insulated so the barn stays fairly warm in the winter. There are 14 tack closets for boarders and the barn is wired for a portable generator. On the second level of the horse barn, you’ll find a lounge/viewing area, two offices, storage/ tack room with changing area, two additional rooms plus 2 bathrooms with showers and a hay storage area capable of holding 14 tons of hay.

The outdoor arena measures about 85’ x 210’ with nice sand footing for good drainage. Ten vinyl fenced paddocks have water and electricity. For trail riders or snowmobilers you have access to snowmobile trails directly from the back of the property. The house and barn each have their own septic tanks, wells, and electric meters.

Brookfield Corner Farm is a multipotential property: host functions, equine activities, AirBnB, Bed and Breakfast, archery range in the indoor, dog agility classes, horse hotel, etc., depending on which direction the new owner takes it in, and permitted by the town. Located in the foothills of the White Mountains, in the heart of the Lakes Region you are within a short driving distance to ski areas, lakes, hiking areas, golf, hunting, snowmobiling, and other activities. Its’ sister town, Wolfeboro has many places to dine, little shops to explore, art galleries, waterfront to stroll on, and town docks to tie up to. It is a true country home in a quiet community. For traveling, just a little under 2 hours to Boston and an hour north will take you to Conway. Manchester Airport is about an hour and 20 minutes away and Portsmouth International Airport just under an hour.
