Property History
So, this magical history tour will be a bit shorter than some of the others, but it does bear some repeating for those that have been receiving my E-Cards for quite some time.

Wyncote is a small area located on the other side of Jenkintown. For those that know & live in this little "pocket" community, it's a wonderful area of less than 1 square mile. I've sold numerous homes here, and for those that come to "discover" Wyncote, they love it's old-world charm.

So, take a step back to the pre-industrial revolution time frame when the majority of this area was farmland and woods. As the railroad barons began expanding their routes, the Owners of the North Penn Railroad, at the urging of local residents & business Owners, established a "flag stop" in 1859 at what is now the Jenkintown-Wyncote train station. Usage of this stop became so frequent, that in 1890 (in conjunction with the building of the Reading Terminal Market), a more formal station was constructed to service this area. Later, the renovation of that station to what we see today was designed by Horace Trumbauer and completed in 1932.

Now that frequent service provided easy access to the masses in downtown Philadelphia, real estate developers (and wealthy citizens) began purchasing large tracts of land in what is now known as Wyncote.

In 1890, Bradley Redfield purchased 45 acres and created what is now Bent & Accomac Roads. This land was sub-divided into 25 large parcels for re-sale, and sold for the creation of "Summer Cottages" for wealthy Philadelphia families.

As was common in that day, those families hired the most famous & influential Architects of their time to create these "cottages" of substantial scale. Horace Trumbauer designed two homes for the Walt family to create a compound called "Bend Terrace", a third major "cottage" on Bent Road and one other residence on Accomac Road. From the 1890's through the 1920's, Bent Road became filled with architecturally significant residences by other well-regarded Architects including, William Lightfoot Price, Duhring, Okie & Ziegler, Angus Wade & Heacock & Hokanson.

This is the environment that one finds themselves in today when one takes a stroll along the quiet side streets of Bent & Accomac Roads. It's a rich diversity of architecture of a golden age of wealth when folks would escape the heat of the city to "retreat" to their country homes, yet with easy access to the city via daily train service.

I wish that I was able to associate my newest listing to one of these famous Architects, but alas, this "diminutive" 3,200+ S.F. cottage (yes, that's small when compared to the other larger "cottages" on Bent Road) cannot be traced back to a particular Architect. It's original Owner was a woman by the name of Valeria M. Small, of which I am unable to find any historical references.

So, as it is my nature to assign names to my historical listings, I introduce to you.....

The "Not So Small" Small's Cottage!

Property Description
This Arts & Crafts cottage & detached carriage house was believed to be constructed in 1910. It offers just under 1.5 acres of predominantly wooded grounds that provide great privacy & a wonderful place to wander in your own woodland garden! There is a meandering walkway down to Bent Road through the woods, or you can approach the entry from the driveway. There is a turn-out for guest parking up front, and ample parking in the rear around the detached, 2-car carriage house.

You approach the front door down a flagstone pathway with border gardens on both sides. You enter through an over-sized, 6-light Oak door into a large entry foyer. This space has been used by previous Owners as both a sitting room and/or a dining room & as it's certainly large enough to accommodate plenty of furnishings. The hardwood floors throughout the first floor have an in-laid detail along the borders. There is a large brick fireplace in this room with a wood burning wood stove that was installed in 2014 (a Regency Large Hybrid Catalytic Wood Insert with a 2-speed electric blower) that warms up the entire first floor on cold Winter nights. The mortise & tenon door casings have a small bracket detail (that is also reflected in the front entry door). Picture moldings are on two of the walls, so no hooks are needed in the plaster walls.

Tucked behind the fireplace is the powder room that was completely remodeled with marble tiles in 2017. Directly beyond the powder room is the rear mudroom/laundry with direct access to the rear patio.

To the left of the entry hall is the step-down living room that is the entire depth of the house. It has a terra-cotta tiled floor and another fireplace.

To the right of the entry hall is the over-sized family room & dining room that has direct access to the completely renovated kitchen. The current Owners have elected to combine this one room for two functions, with the dining area in front of a bank of six double-hung windows that face the rear woods. The original windows have a lovely "tab" design that also mimics the brackets in the door casings. The remainder of this space is used as the informal TV/sitting area as it has a direct sight line to the kitchen.

Now, let's talk about this Kitchen! It was completely renovated in 2006 and provides everything a gourmet could require to make elegant meals. First, there is a computer/desk area right next to the family room. A large, full-height storage pantry is to the left of the 36" wide, cabinet-depth, side by side LG fridge. There is a built-in wine fridge and a microwave cubby just next to the fridge. A 36" professional, 6-burner, stainless steel Blue Star gas range is prominently displayed on the opposite wall with an intricate tiled backsplash and an overhead range hood, capped in custom cabinetry to match the rest of the kitchen. The double sink is directly in front of a bank of windows with a trash drawer on one side & the Bosch dishwasher on the other. Opposite the sink wall is a naturally-stained breakfast bar wall with glass cabinets and seating for five. There are granite counters throughout, an abundance of LED, high-hat lights in the ceiling and a ceiling fan. In addition, there is a walk-in pantry tucked at the back of the kitchen. A door leads directly to a small, covered porch and the rear patio, driveway & carriage house. There is also a rear staircase to the 2nd floor.

A hallway connects back to the powder/laundry area where one will also find the rear staircase and the entrance to the basement. The basement, while unfinished is the full size of the house (except under the living room area). It has high ceilings, several over-sized glass block windows that were replaced in 2013 and direct access to the side/rear yard via a new steel door. There is a working "privy" down here are the former laundry area (since moved up to the 1st floor). One could conceivably finish off a portion of this area for additional living space, and all the plumbing is in place should one want to add a complete powder room and/or full bathroom.

Now, upstairs in the main house there are four large bedrooms and 3 full baths. All four bedrooms have ceiling fans, and the entire 2nd floor has central air conditioning (which does provide for sufficient cooling on the first floor). There is also another pocket door between the stairway landing and 3 of the 4 bedrooms, along with a large cedar closet and linen closet.

The master suite occupies the entire left side of the house. The sleeping chamber is 21' x 16'. There are four double-hung windows facing East & South and three closets (one is a double-depth, two rod design with additional storage shelves behind the clothing rods). The master bathroom is an artful combination of Arts & Crafts aesthetics with all the modern amenities. There is a full-height cabinet/storage wall with display shelves and a make-up area with drawers down both sides. You actually step-up to the "wet" section where you will find the toilet, an over-sized vanity with a glass vessel sink, the shower and a whirpool tub.

Two of the remaining bedrooms face East and North and are connected to each other. They are both about the same size (14' x 12' and 14' x 13' respectively). The hall bath that services these two bedrooms was completely remodeled in 2019, with vintage-looking wall tiles & a half-wall with a glass surround for the shower. The original walls tiles were retained outside the shower.

The fourth bedroom is an en-suite at the rear corner of the 2nd floor that is at the top of the rear staircase and has a niche-wall (perfect for a desk) and it's own full bathroom with a "princess" tub.

OK, so that's the main house!

Out back, there's a large paver patio directly off the kitchen & mudroom. Another interesting "oddity" that remains from the Victorian era is the remnants of a "wading pool" that could be restored by the next Owner. It's only about 5 feet deep and about 6 feet in circumference (yes, it's round!). There is also an old outdoor barbeque made of the same stone as the house that could be restored.

Now, let's talk about the carriage house.

This original structure retains a set of sliding barn doors in the center, and an overhead garage door (with automatic opener) on the left. The interior of the garage area retains its original beadboard walls & ceilings with its original varnish along with the exposed masonry arches. It would be a shame to use this space for cars and would make a killer workshop/wood working studio!

There is also a LEGAL, 1-bedroom apartment that could fetch about $1,000/Month in additional income to the next Owner. This would pay for a majority of the property tax bill, or one could certainly use this space for their own needs (nanny, in-law suite, home office, art studio, let your imagination run wild!). On the ground floor, there is a coat closet, a small breakfast room area and a very efficient kitchen that was completely renovated in 2017. There is a door that leads to a nicely sized deck in the back of the carriage house with distant views of the woods. Upstairs within the eaves of the carriage house is a full bathroom (with a clawfoot tub with a shower), a closet, a wood-burning stove in the sitting/living area as well as the bedroom (that is open to the living area). It has its own furnace and there is a washer & dryer in the walk-out basement of the carriage house.

The current Owners have replaced over 30 windows throughout the house and carriage house during their ownership.

It’s a magical setting on 1.39 acres that is mostly a natural woodland. There is plenty of room to roam the rear woods and sit on the patio or carriage house deck to watch the birds and nature from your own private oasis.

Additional Notes
There’s so many places to explore around Wyncote for the active or passive nature lovers as well, with 5 Township-owned parks within walking distance from the house. Even the Glenside Pool and Library as well as all the restaurants & shops can easily be reached in 15 minutes by foot.

The SEPTA station (Wyncote/Jenkintown) has the best scheduled service with three train lines all merging at that one station. Service every 10 minutes during the rush hours can get you to Temple University, downtown Philadelphia, 30th Street Station, the University of Pennsylvania/Drexel University campuses & hospitals and even all the way to the Philadelphia Airport.
